The first lot of home buyers who had invested in the Sh30 billion Juja South Estate have started receiving their units, as the first phase officially comes to completion in the 30-acre development.

The houses, which consist of 81 townhouses and 176 apartments, cost between Sh6.4 million and Sh13.5 million each, but also attracted a discount of up to Sh1 million on selected units.

Those who were paying cash were required to pay 80 per cent of the fee, whereas those who were on mortgage schemes were expected to pay 10 per cent upfront, with the rest being financed through a construction financing agreement with the various mortgage providers.

Ms Patricia Githu, the chief executive of Developing Africa Limited, said the units are part of Phase One of the project, with construction of the second phase — which will have more than 100 units — expected to start mid next year.

“We have just concluded the finishing touches now to ensure we hand over the apartments and maisonettes in the best condition. I am happy that the enquiries have been steady, but overall the real estate market in Nairobi at the moment has slowed down since last year.

“Despite that we have managed to have enquiries, mainly from Nairobi, and the diaspora,” Ms Githu said.

Upon completion, Juja South estate is expected to comprise apartments, a shopping mall, a primary school, a clubhouse and a country club. Formerly a vast land dotted with coffee plantations, the landscape in Juja is slowly changing as various residential neighbourhoods pop up.
